Airbnb Makes money on cancellations- case study
Let’s break down this specific reservation. All numbers rounded
A guest made one for $2130. Out of that amount $1550 was my portion, $360 in taxes and $220 Airbnb fees. The guest paid in November. She just cancelled her may stay and was offered either a store credit or refund per my cancellation policy which is half. She selected credit. I will get 12.5%, guest got nothing (credit), Airbnb keeps the money. Now, they have had $2130 for 6 months. This contributed to their working capital and earned them interest, approx. $40. They will continue keeping this money until another host needs to be paid, I would assume these people will not travel till next spring so let’s say another $80 for a total of $120. Now, about 10% of all credits are never used. That gives them average of another $210. Not sure if I am paid on my total (cleaning fee plus reservation) or just reservation. Safe to assume reservation only, making it $175 to me. I also do not know what they will do with tax in this case but somehow I have a feeling they will find a way to come out ahead. I will leave it out of my calculations though. Therefore, Airbnb keeps $2130 credit, makes another $310 on the reservation, pays me $175. So they actually come out $135 AHEAD if the guest cancels! Let’s say the guest did not pay that long ago or will travel again soon reducing interest equivalent from $120 to $20. They are still ahead by $35. No wonder everyone is getting an email with a reminder to cancel their May bookings!

I host in South Beach Florida this attracts a lot of people that just want to go crazy here. I am pretty upset that I can be judged by how many inquiries I decline it is not fair to me or guests who stay inapartments in the building I am trying to keep a peaceful place for people to relax many just don't want to follow rules and abuse the property

@Valerie238 Do you understand the difference between an Inquiry and a Booking Request? You don't have to decline an unwanted Inquiry. All you have to do is message the guest back within 24 hours, explaining why it's not possible for you to host them at this time. You don't need to click on pre-approve or decline for an Inquiry, and just messaging back instead won't affect your stats at all.
If it's a Booking Request, you do have to either Approve or Decline within 24 hours, but before the clock runs out, you are free to message the guest in the same way, asking them to please withdraw the request. Then maybe you won't have to decline, if they withdraw it.

Yes they are booking requests
I send feedback about it to airbnb they just don't understand that it is their guests that have created a problematic reputation around the world not the responsible hosts

GUESTS DIDN'T GET ANY REFUNDS either. Just "store credit". AIRBNB KEEPING ALL MONEY without any refunds. They took advantage of me twice: as a host and as a guest.

As long as I've been an Airbnb host, they've always taken the payment from guest at time of booking, disbursed the payment to host after check in. For example, guest books 6 months in advance, Airbnb holds the money for 6 months. Has something changed?

Yes it has Dave.....Airbnb are not giving the money back when the guest cancels! Started off, they just kept the service fees.....now they are keeping the lot.
We are living in a brave new world Dave, the coronavirus seems to be not just eating away sufferers lungs....it is eating away at Airbnb's ethics!
I have at least 1,000 emails just like this one Dave....coincidence, nah, don't think so!

Wow that's incredible. This should be all over the Internet, twitter, facebook, news, etc. 1000's of guests not getting their COVID-19 refunds from Airbnb is BIG NEWS.

This is shameful. I have been a host for a while and thought I appreciated the platform. it's a good time to leave. Had unresolved claims and problems the last few month. Service quality has gone down from 10 to zero. This is probably the end of Airbnb
