Airbnb Reimbursement Request - incident report form

hi all - Have submitted an Airbnb Reimbursement Request for damages to our property from a guest. Airbnb have asked for a "incident report, we require an incident report from a professional with the description, origin, and the cause of the damage and how your guest is responsible for it" and it has to be on letter headed paper. 

 

Does anyone know how you get this done in Australia ? If there is a company that does it ? Struggling to find information online.

You need a police report. Your home insurance will not cover you. Have you approached your guest?

Thanks @Bronwyn100, Yes we've contacted the guest and they have declined payment/responsibility. Ok so a police report is required. Ill look in to that thank you.

@Bhumika thank you for referring @Nikki596 to seek information from an Australian Host. Nikki, I see that you are a new Host and your property is in Callala Bay.

I am a Volunteer Community Leader for your area and I am wondering if you have joined the South Coast (NSW) Airbnb Host Community group. My community name is Relle Paton. Our group is between  Minnamurra in the north to Broulee in the south. 

 

First I am sorry to read that you have problem with a guest damaging your property.

Nikki you have identified that there has been damage.

Nikki, you have taken the 1st step and filed a claim for the damages.

 

Next you have to gather evidence to support your claim to do this you need to have 

Photos:  Take clear pictures of any damage, issues, or items in question.

Receipts: for proof of ownership, you may need quotes for repair costs of damaged items Include Communication: you need screenshots or copies of your Airbnb messages with the guest discussing the issue. If you haven't done this. You need to contact the guest through messenger to ask did they have an accident or if they had any problems while staying. This can lead onto them replying and you can find out what happened. Then you can point out what you found after they left.

If it is a small item most Hosts take it in their stride that this is part of Hosting and we right it off and replace. You can claim this item on next year's tax.

 

It is also important to have your own insurance cover for your Airbnb property which covers for 3rd party, damages, incidents, building and content. I hope this has helped you Nikki.
