I have been looking into Airbnb arbitrage and was wondering if anyone has any useful tips to help?

Hi @Lasanu0  Airbnb arbitrage can be a legitimate business model, but only when you choose the right market and approach it with full transparency. Be upfront with the property owner, have a clearly written lease that explicitly permits subletting, and consider offering to carry commercial general liability insurance to cover slip-and-fall or guest-related claims. Build protections into the agreement, like a 60–90 day notice to vacate, so you're not stuck if the numbers stop working. And expect rejection.. a lot of owners won't be comfortable with it, and nothing you say will change their mind. But there is a subset of owners who understand the value if you present it professionally, offer the right incentives, and be persistent in finding the right owner.

if you want to do arbitrage why not join one of the arbitrage discussion forums @Lasanu0 

 

Personally as a landlord I would never allow my properties to be sublet for STR and as a host I would never do arbitrage as it's far too risky . Have you factored in in how you would cover the cost of your lease, utilities etc if you don't generate the income you need to cover your costs.

Also yes i have been taking it into consideration ive seen how on occasions it could be very ricky, so i was also wondering if arbitrage isnt a safe way to go what other methods would u suggest

I don't have details of arbitrage groups as it's not something bi would do but a quick search on Google will bring up information and those selling 'training' and YouTube videos @Lasanu0
