Airbnb hosting in Miami vs. NYC

Dear Hosts! I currently live between Lisbon and NYC and we share our homes with Airbnb guests when we travel to help us cover rent/costs. I am a super host now and have loved the experience. In Lisbon, we own our apartment so it's chill. In NYC, I fly under the radar with my building - it's a very large mgmt run building so the front desk is used to people coming and going. I register my Airbnb guests as my friends. Everyone is super cool about it. 

 

New York City Council is proposing a new bill that would "drastically restrict hosting and create fines of up $15,000 for violating the ordinance. Prior to registration with the Office of Special Enforcement, all Hosts would need to hire an architect or engineer to provide a notarized safety certification on their listing. In addition, renters would need specific and separate written permission from their landlord in order to host."

 

This seems SO INTENSE. And not something I really want to deal with. In parallel to this, our family is expanding (baby on the way!) so we are considering moving our US base to Miami! I know Miami also doesn't allow Airbnb but we're thinking we'd likely get a similar set up (big building, host "friends").

 

My question is...

 

Is Miami as strict with Airbnb regulations as NYC is currently or what NYC may turn out to be?

I think you can count on it being a serious problem.

 

Sooner or later a neighbor will complain and you will be in a world of hurt.

 

Certain economic interests with a lot of political influence are trying to destroy private STRs and I expect them to ultimately be successful.

 

 I would look for a place well away from a large city if I were going to purchase property to use for an Airbnb.

@Boyd26  I wouldn't be bragging on a public forum that you are cheating the system, which you seem quite proud of. 

 

It is absolutely uncool to have your Airbnb guests represent themselves as friends, and if a guest reports this to Airbnb, as well as your illegal listing, Airbnb will suspend your listings.

 

You seem to think other hosts would be supportive of your illegal activity, but you will find that isn't the case.

@Boyd26  And why is providing a letter from the landlord stating you are allowed to host a problem? Are you also violating the terms of your lease by illegally subletting? 

 

Doing short term rentals while you travel isn't "covering rent/costs"- it's financing your travel.
