Anyone find or use "partial" property management company?

Sort of like a co-host I suppose - I'm looking at setting up some new units in Chattanooga and I'm looking for a property manager that can help be a primary point of contact for all maintenance issues or minor issues and routine checks on the property - but I want to retain full control of guest communication and my listings?  All the property managers I talk to it seems like it's all or nothing for STR management and they don't offer this type of "partial" property management.

Interesting question! 

 

It sounds a lot like a co-host role. From the Airbnb article - What Co-Hosts can do - it says: 

 

Co-host permissions only determine what co-hosts can access on your listing on Airbnb, so you’ll still want to set expectations about how they can help with your place. As the listing owner, you’re responsible for your co-hosts—even those added by full-access co-hosts—so be sure that they’re selected with care. 

 

Would a co-host be something you're looking for?

It sounds like you need a caretaker rather than a cohost or property manager @Alex6118 

 

You can then pay them a retainer plus call out fee for visits
