What are your top three best practices for being a successful host?

1. Quality bed linens (sheets, pillow encasements, duvets and duvet covers) and fabrics like curtains and decorative throw pillow removeable covers. Bed linens are changed for every guest, curtains and throws washed seasonally at a minimum. Expected life 2-5 years.
2. Bathrooms that are spotless and have quality towels. We provide towel sets of bath sheets, bath towels, hand towels and washcloths for each registered guest. Additional dark colored microfiber washcloths for makeup removal. Expected life 2-3 years.
3. Kitchen equipment for all styles of cooking, be it microwave reheating or complex oven or stovetop meals. Variety of pans, utensils and appliances. Expected life of 2-3 years.
Note: I have kitchen equipment that I have used with my large, extended family for 40 years -- rental properties with similar quality products do not last at all -- I have no idea what guests do to ruin kitchen equipment so quickly. I budget accordingly.
