I have two virtually identical units in Colorado. It's a lakefront duplex with identical sides, views, etc. One is booking fairly well, the other has almost no bookings, even in the peak season. They both do seem to come up in searches. I can't come up with a reason why this is occurring. They are listed on my property management's profile as I am out of state, and they own the listing. I would greatly appreciate any advice on what might be wrong or can be done to get the listings up. Thank you.

There doesn't seem to be anything 'wrong' with the listing that is booking less- of course it has less reviews compared to the one that is booking well- so I imagine if a guest is presented with 2 almost identical listings they would probably book the one that has a higher rating and has more reviews.
That said, the listing with 16 reviews is showing up at £134.00 a night, and the one with 4 reviews is showing at £163.00 a night...so I know which one I would pick 🙂
Thank you, I appreciate the response. However, the unit with more reviews and is cheaper is the one that's not booking. That unit is almost empty till October. I think there is one booking in June. For this town, July is very high demand, and the other unit is 71% booked in July while this one is empty. It's these oddities that have me reaching out for help.

@Ryan2641 The one with 5 beds is priced higher. The one with 4 is priced lower to begin with, and currently has a special of some sort going, with a further reduced price.
Edited to add, I just read your comment up above. That’s strange. Even if it had lost traction somewhere along the way due to inactivity, in a high demand peak season scenario it should be picking up. I simulated a booking for that unit and see nothing that pops out as problematic. What does your management company have to say?
Colleen, yes I just noticed that. Thank you so much, it's crazy how you see a listing so much you miss those little details. They are actually identical sleeping arrangements, so I reached out to my manager to have the fix that. Yes, we did lower the rate on the unit that's not being booked to incentivize bookings.
