CALCULATING A LONG TERM PRICE

CALCULATING A LONG TERM PRICE

Hi 🙂

My guest wants to negotiate a long term price taxes included. Is there a place on the site where I  can see all the break down of the costs related to my rent ? Including or excluding taxes...Can you help me find where I can do this ?

Also when he asked me he also did it threw a request. I spoke to my guest and we agreed I'd get back to him in a couple of days because I want to do the calculations. I didn't accept or decline the offer and now i have a bad mark on my profile Should I just decline in this case ?

Thanks
Viviane

Good evening Viviane,

Regarding the negotiation with your tenant, if you neither accepted nor declined the offer, it's possible that Airbnb considered this a lack of responsiveness, which could have impacted your response rating.

Please note that you are at home, and you can do what you want. If you don't feel like hosting, don't force yourself; we're not hotels, but private individuals.

In this type of situation, it's generally better to decline the request if you need more time to think. You can then propose a new personalized offer once you've done your calculations.

If you think this rating is unjustified, you can contact Airbnb support to ask for clarification and see if it can be resolved.

Please let me know if you need further assistance.

Sincerely,

Catherine

Hello @Viviane384

If you need to know the difference between a guest enquiry and a request to book and how to handle them, here is a guide on the subject:

https://community.withairbnb.com/t5/Community-Guides/GUIDE-Handling-Enquiries-and-Bookings/td-p/1895...

I would have thought that the guest would have sent you an enquiry for this type of situation so only a quick answer from you was necessary not to be penalised in any way so not sure what this bad mark is?  Did you get an official message from Airbnb?

All the best
Joëlle

You shouldn't need to calculate anything when the guest puts in dates they will see the cost including any long term discounts @Viviane384

Before offering any additional discount see if this will still give you the profit levels you need.
