Can someone explain what this performance stat is?

I been on the phone to airbnb trying to understand what this "Avg Night Stay" under Performance stats when i download my earnings report means but after being on hold for 30 mins they still couldn't figure out what it means or how its even calculated.

Can someone kindly explain to me? One of the airbnb staff tried to explain it means the number of guests who stayed but that's not possible because for May-June there was only 2 guests in there in long stay booking.

I don't get exactly the same screen as you do - do you have Professional Hosting Tools turned on?

If not, you may get more detail by turning it on (in Account) and going to Insights, where occupancy is broken down into more detail. It looks like the 10.5 is your average length of stay from 1 May to 30 June. That's explained as follows:
