Hi All,
I have been doing Airbnb for over a year now in my home (UK based) and really enjoyed it and looking to expand. I have a detached garage on a new build estate. Has anyone converted a detached garage? Because it's detached, do I need planning permission? Also, as it's detached from the house, does that mean that I am not entitled to the £7,500 tax free income?

You would definitely need planning permission to convert your garage for commercial use - speak to the planning team at your local council.
a self contained property with no shared access wouldn't meet the rent a room requirement.
@Sarah6404 The rent a room scheme definitely doesn't apply as the room needs to be in your house and accessible from. said house.
I am confident you would need planning permission and you should also check your deeds as there may be covenants that would stop you converting the garage to what would be an additional dwelling.
