Daily rate versus 2 day stays

I notice that some hosts have a one day rental rate and then a 2 or more daily rate.  How do I have a rate for night stays, and another for 2 or more night stays?

Airbnb doesn’t let you set two separate nightly rates (one for 1-night stays and another for 2+ nights), but you can create the same effect using the tools we already have:

 

1. Set a higher base price for 1-night stays

Go to Calendar → “Edit nights” → “Custom price” and set a slightly higher nightly rate for any dates where you allow single-night bookings.

 

2. Add a discount for 2+ night stays

Under Pricing → Discounts, you can create:

• a 2-night discount

• a weekly discount

• a monthly discount

 

This automatically lowers the price for longer stays without you needing two different base rates.

 

Most hosts do it this way — higher price for 1 night, incentive for 2+ nights — and it keeps your listing competitive while covering cleaning costs.

 You can set a discount for longer stays (2 nights, 3 nights etc...).

Go to your calender , choose rates , goto section discounts, select "more discounts"

 

BTW

If using a cleaning fee, you can also set a specail cleaning fee for short stays (1 or 2 nights)

On Airbnb, you achieve this using the Length-of-Stay Discounts feature within your pricing settings.

 

Here is the straightforward method:

  1. Set Your Base Rate: Your standard daily rate (say, £100) should be set for the longest stay length you want to encourage (e.g., 7+ nights).

  2. Apply a Surcharge for 1 Night: Go into your pricing settings and look for the 'Length-of-Stay discounts' section. You need to apply a negative discount (a surcharge) for a 1-night stay.

    • Example: If your base rate is £100, and you want the 1-night rate to be £120, you would set a +20% premium for 1-night stays.

  3. Apply a Standard Rate for 2-6 Nights: If you want the 2-night rate to be the standard £100, you would then set the 2-night discount to 0% (or leave it blank, depending on the interface).

By applying the premium only to the 1-night stays, you effectively price those shorter bookings higher, making the 2-night stay (which is at your standard rate) much more appealing and financially logical for the guest.

This is a great way to manage turnover costs, as a single-night stay incurs the same cleaning and management overhead as a 2-night stay, but the surcharge helps cover that extra work.
