Plainly put, no beating around the bush, keep the officers happy, keep the property not very busy, DO NOT create a nuance for your neighbors.....think about it from the neighbors' security when unknown people come and go, what if one of them is a Pedo or a convicted felon.....all of these are legitimate concerns, however, I am also a Superhost and I've hosted more than 5 properties for a few years but...
If the HOA decides to change the rules on you, mind it.....they will, and they will win NOW or LATER. We buy homes (I live in a great community as well) in these awesome communities to build safer families for our loved ones, and we would like to keep it that way so from HOA's perspective they aren't wrong in doing so.
From my experience, I have had 3-4 % bad incidents in my entire Air BNB Experience. They wiped me out pretty bad, pretty much wiped out 3-4 months' worth of profit, One Superbowl incident created more damage than you can imagine...
Airbnb or VRBO did not provide any retraction or protection in that matter or others, The million-dollar guarantee is a hoax. I even had a police officer from Kansas, visiting with his friends, point his service gun at me and said if I showed up again he will put a bullet through my head and he was trained for it. He accused me of spying on him and his friends when they were clearly smoking weed on the property, I came there from the ex-neighbor's complaint, because we used to live there, They witnessed all of this. All of this when I just had a child who died in 2 weeks of birth and was dealing with that with my family.
We had to ozone clean it 4-5 times for the smell to leave the house.....Air BNB did not cover anything.
I was told I needed to have a picture with the renter or a written signature and stuff like that.
This is not to say that it did not work out great 97% of the time.
Guess what? I stopped hosting after that and sold my properties. The wrong answer for HOA questions but want everyone to be prepared and know what they're getting into for themselves and their neighbors. You're renting out, making money, and all that is great, but don't spoil HUMAN value systems
Long story short, DO NOT cross the HOA for sure. They're powerful and they will get you.
