Hello dear hosts,

 

I do not know how you feel about the fact that we cannot ask guests for damage deposit, but this is ridicules.

For the second time a guest has damaged our property as a consequence of an unauthorized party, and we get only a small fraction of what the real damage is. 

 

After showing pictures and having a quote form a professional to paint two rooms which walls were damaged, they offer only 1/7 of the money that we need to pay.

 

No payment for the very late check-out and the expenses related.

 

Air cover is not to be trusted when it comes to real issues.

 

We need to have the right to ask guests for Damage deposits as this will for sure make them think twice before doing something that is not allowed.

 

I hope to find mor of you to support me so that we can have this right back again.

I agree but airbnb prioritises guest and guest tends to not booking when they are required to put down a security deposit.

 

how did the unauthorised party go ahead?

We were called at night by our neighbors.

The worst thing is how Airbnb managed the following of the issue.

There is one exception for hosts that use a channel management or property management software to charge a damages deposit.

   Parties are now 'no-bueno' (authorized or not) and it is up to you to prevent them. See the other thread of what problems for the host they may lead to; i.e. suspension.

How are you vetting your guests @Antonello76 ?

 

Do you have CCTV so you can monitor your listing so that only those on the booking use your listing.

 

Do you have house rules that state only those on the booking can use the listing.

 

Three key things you can action as a host to minimise the risk of having guests who party.

 

 

I don't have CCTV camera but I have strict house rules.

 

Unfortunately I believe that if a guest doesn't put down a deposit is more likely to misbehaving.
