Hi Paula, do you know what is the current status of listing a Portuguese flat on Airbnb in 2025?
As far as I understood during the listing process, there is an option to declare exemption from "Alojamento Local" (AL) licenses (e.g., if the renting is above 30 days and the lease contract is adequately registered at Portuguese Tax authority, including the payment of taxes ["Imposto do Selo"]), not to fall into the AL regulations:

I'm aware that it is possible to list a non-AL licensed flat / rooms under specific conditions.
Please take into account that several flat owners are currently prevented from obtaining the AL license not from the Portuguese authorities, but from condominium association meetings, which were authorized, under specific conditions, to prohibit the issuance of new licenses in the Condo before the new AL legislation came into effect.
How is Airbnb currently dealing with this exemption? What are the requirements for a host to claim such exemption?
