Hello everyone 👋
I always find it really interesting to hear how you manage your listings day to day.
Some hosts mention they like the convenience of the app for staying connected on the go, while others prefer using the desktop when they’re sitting down to make updates. And I imagine many of you switch between the two depending on the situation.
Do you mostly use the Airbnb app, desktop, or a mix of both? Have you noticed any differences in how each works for you?
I’d really love to hear your experiences and what fits best into your routine 😊

Ah!! Great question! (I like this question so much that I am going to really think about it and use it when I communicate with new hosts both in my host club and those that I mentor and as an Superhost ambassador!)
One of the first things that I think about is handling my calendar – although I can set promotions on my calendar on the app, it’s a lot easier— and I have more options—using the website on my desktop. Most calendar work I prefer to do on the website.
I tend to prefer the app for manipulating and captioning photos, and for moving photos around. On the computer, I have to drag drop using the cursor or the trackpad, and it just is so much easier using my finger on the app.
When I’m vetting a connection on Airbnb, the website allows me to see more details about a perspective guests.
I’m going continue to think about this question, and I may come up with some other things. Thank you for the interesting topic!

It seems that there a benefits to both desktop site and the app. You'll have to let me know how it goes over in your host club and what the verdict is! 😊
I only use the website (on a laptop or desktop)
I never have used the app, I do not even own a mobile phone !
When using "professional tools" a lot of features are only available on the website (e.g. the Multicalender)
Generating reports is easier on a desktop, as often the downloads requires additonal processing (speadsheet software etc..)

Airbnb's guest service fees are slightly higher for bookings made through the app than through the website.

Definitely use the website to do 99% of management. I especially find it easier to plan my calendar on the desktop because I usually need multiple windows open, multiple calendars, other listings to compare prices, etc.
I ONLY use the app to preview my listing, check on my smart lock battery, and communicate with guests.
Desktop all the way for me when setting things up or editing the listing. The app is handy for quick messages but anything more detailed is much easier on desktop. I also manage my guest portal through Guidie (guidie.co) which I set up on desktop and guests use on their phones when they arrive.
@Rebecca I have been renting for more than 25 years, and dealing with online booking platforms and the constant changes being made by programmers means that I have to constantly check and verify that settings are correct, that nothing has been added (like kayaks or paid parking) or omitted (bathroom disappeared when I did not have a picture of it in the room description), or turned on (new discount features).
I just can't accomplish this on an App.
