I've a problem downloading bulk vat invoices for my business. I tried to follow this help guide https://www.airbnb.com/help/article/438#section-heading-1
==>Menu
==>Reservations - You'll be able to pick from Upcoming, Completed, Cancelled etc
==>Click on Completed and you'll see all of your reservations by guest.
==>To the far right of each guest reservation, you'll see three dots that are aligned - click here
==>A pop up screen will show and at the bottom of this you'll see VAT invoice XXX
but it's exporting me some invoices since 2024 and a few from 2025 at random dates and listings.
If I search one by one May's 2025 invoices I can see the correct company's information.
This is a major issue because it is very time-consuming to do it.
It's madness to do it for 5 listings.
Do you have any suggestion what to do?

Can you do it by going to Menu ->Earnings -> View all reports?
There are options at that point.

Are trying to print off separate earnings reports for each Airbnb you have?
I'm trying to separate the sum of every month's commissions and send it to my accountant.
@George726 if I understand correctly what you need, you can just go to Menu, Earnings and draw an earnings report for the period in question.
No I need the commission report.

If it's the commission that Airbnb charges (they call it their service fee), that would have attracted VAT. The Service Fee is shown separately on the earnings report:
Your accountant would only need your (host) service fee as shown in the earnings report @George726
Your gross earnings include the host service fee. Your gross earnings is reported for tax and the host service fee is deducted.
The guest portion of the service fee is never included in your earnings and therefore not relevant for the host's tax.
Every time a client checks out I'm giving an invoice with the full amount paid.
In the end of the month I send all the invoices to my accountant.
He has to deduct the total service fees from my earnings.
If there's not any invoice from airbnb for the bulk total service fees it's a problem, because I have to download it one by one!!! This will be madness.
You can only deduct the host portion of the service fee from your earnings, because the guest portion is not part of your earnings in the first place @George726
That's why the Airbnb earnings report only shows the service fee that you can deduct. That's what should be given to your accountant.
If you're using the split fee option, your host service fee is 3% plus VAT. This will be included in your earnings and deducted for tax.
If you're using the host-only fee option, your host service fee is usually around 15% plus VAT. This will be included in your earnings and deducted for tax.
Either way, the earnings report shows the correct totals that you need for tax.
