Expansion profesional host questions

Good morning everyone! 

 

I'm currently in a process of expansion and adding new properties to manage, and I have a few questions that someone with experience might be able to help me with:

 

Regarding Airbnb and tax matters:

Do you publish the properties of your clients under your personal account, or do you ask the owner to create their own and you as Co-Host?
If I use my account, I receive 100% of the booking payment, but my earnings are only a percentage (e.g., 25%). How do you manage this from a tax perspective without being taxed on income that isn’t actually yours?

 

Regarding management fees:

Do you think these commission ranges are reasonable in Argentina today?
Full-service management: 20%–30%
Digital management only: 10%–15%


Regarding PMS software:

Any recommendations? I'm currently deciding between Stays, Hostify and Lodgify, and I’d love to hear some real experiences. They're very similar, however, there a few different points between each of them.

It's highly unfair when management companies set up their clients listings under their own profile @Sandra-Elena1 

 

It should always be set up under the  owners name with  your self added as the cohost .

 

100% of the  income  shouldn't be going to you. The owners should have the vast majority of the income  paid directly to them - with you being paid whatever cohost fee you agree with the owners . 

if you helped set up your clients listings listings properly under their profiles -  you wouldn't have to worry about complications with tax issues because you are incorrectly paying the hosts income to yourself .

And how do you do with reviews? Cause all the reviews are going into the owner's profile, so you're not being able to create a strong profile to offer your service ? I mean, like your profile is going to be empty with no reviews under your name.
As I understands the reviews don't go under the co host profile.
The listing are going to be shown under the co host profile, but the reviews are going to be tied to the listing's owner.....
What do you suggest ?

I think you need to familiarise with how cohosting and hosting works on Airbnb . You would then know reviews show up on both the host and cohosts profiles.  as reviews are linked to the listing 😀😀

 

how long were you a host before you started offering cohosting services to others?  @Sandra-Elena1
