Free or Paid Analytics/Pricing Tools, need advice

I recently discovered this free analytics/pricing site airroi.com . As a host over a few years I never convinced myself to pay to optimize. However I am now wondering if this is good enough compared to other paid tools. For those using paid tools:

• How do tools like AirROI compare to established platforms like AirDNA or AllTheRooms?
• Have you seen a measurable ROI from using paid analytics?
• Is it worth the several hundred dollars per year?

Would especially love to hear from experienced folks who used the paid options before, so I can decide whether to invest.
