I’m new to hosting. We have a listing in the Florida Panhandle on 30A. Golf carts that are Low Speed Vehicles (LSV) are allowed on roadways that have speed limits up to 30mph. Many listings supply a golf cart with their rental. I’m having difficulty finding insurance liability coverage for the LSV. I can’t find an STR policy that will agree to cover it. I can get coverage for my personal use from multiple insurance companies but not for guest use at a reasonable price. I found 1 insurer that would cover it for a $9,000 premium. I’ve read on here that Formost insurance will offer such a policy also but they do not after my conversation with them. I will have guests sign a waiver but unfortunately that doesn’t fully protect me from a liability suit if there were an accident. Any advice would be appreciated.
@Michael10075 Great question. IDK. But for your STR liability coverage, are you certain the exclusion language would expressly exclude an LSV? No doubt the carrier would fight it. But for me, I had no choice but to take commercial coverage for STR (age of buildings & roofs kept me from approval for non-commercial) and they gave me a large list of requirements I'm obliged to (pool depth markers, etc) but the liability coverage itself is actually super strong. FWIW, it's Lloyd's of London.
Now, the premiums are also obscene, to the point my whole enterprise almost isn't worth it. They've swallowed most of my margin. So for you, $9k for a golf cart is insane. But it's liability. So I wonder if you could just find sufficient liability coverage elsewhere. Like do you have an LLC? There may be no tenable way of securing fully satisficient coverage but maybe with your LLC you could just accept some modest liability exposure and offer the carts. Sounds like the market competitiveness is based on offering the carts, and I'm betting most listings aren't actually insured for this, else I'd expect there to be some simpler answers. Anyway, just some thoughts.
@Jacob805 Thanks for the reply and the thoughts. I've been told by Proper insurance they will absolutely exclude the golf cart. I own the STR in an LLC so at least there's some protection there. I think I'll look into other commercial STR insurers
