Can you help me understand how Guest payouts work in relation to cancellation and refund - I usually have a strict refund.....so 50% before 7 days - both examples bellow are on this
Total paid by guest is 216.07 (150 + 66.07 Service Fee)
Host fee is 5.40
Guest Refund is 239.72 (more than he paid!)
Total paid to you (me) 144.60 (accomodation minus host i would presume)
Another Example
Total paid by guest is 533.38 (387 + 146.38 Service Fee)
Host fee is 13.94
Guest Refund is 477.01 (on a 50% policy?!)
Total paid to you (me) 373.06.
SO AirBnb is getting 533,38, initially then I am getting 373.06 and the Guest is getting 477.01 on refund - Where is this extra money coming from?!
And if this guest now wants to rebook for a different time, how much has she ACTUALLY paid toward a room (its clearly not 50%)

If you have a cleaning fee, the entire cleaning fee is reimbursed. Could that account for the discrepancy?
no cleaning fee on second example.....Do you have any idea who pays who?
First example:
Amounts are not correct:
60,07 guest service fee is impossible (would be 44% !)
Same for second example, impossible guest service fee
Please provide correct information.

Guest service fee is approx 15,5 %, so maybe the cleaning fee was 35,- ?

Both of these examples are from the same listing, Studio Grizzli, although i have a similar situation regarding another property....
The picture is exactly what is written on the booking, Guest Service Fee, not cleaning fee which is anther column - I agree its massively high, but this seems to be something that changes for a cancelled booking and yet doesnt seem to effect the refunds which is what i am trying to understand....
How much the guests are being refunded and how, in the first example its more than they paid!
First you need to go to the reservation and look at the price breakdown.
You can also download the CSV files for details (from Transaction History)
Studio Grizzle has a cleaning fee (90,- Euro) and local taxes added.
The guests pays:
1 - nightly price ("rent")
2 - cleaning fee
3 - Airbnb guest service fee (percentage calculated on 1 + 2)
4 - Local Taxes
The cleaning fee and local taxes are 100% refunded
The guest service fee is sometimes refunded, but not interesting for you, as you do not have to deal with it (It is only shown to the guest and payed by the guest to Airbnb)
So if the guest receives 50% refund on the nightly price (1), you receive same amount, but minus the host fee (3 % + VAT)
Example:
rent: 200
cleaning fee: 50
service fee: 45
Taxes: 10
refund guest 50% (= 100) + cleaning fee (=50) + taxes(=10), total 160
Hosts recieves 50% (=100) minus host fee (=appr 3.6 % (depending on local VAT rate) = 3,60), total 96,40

You are being really helpful - so it seems Guest Service Fee is the percentage and cleaning fee (2 +3) added together, and what i conclude here, is in fact both guests are getting 100% refunds, not 50% as specified.....
And i can only conclude in the first example for some reason the 90 cleaning fee was not charged but was refunded hence how the guy ended up in profit....
HOWEVER if AirBnb is getting 533,38, then I am getting 373.06 and the Guest is getting 477.01 on refund - its pretty bad deal for Airbnb as they end up out of pocket......
