My name is Theodore and i am fairly new to hosting on Airbnb. I am currently hosting a guest who lost my access card to the building last night, i had specifically inserted a rule which stated that any lost of keys/access card will be penalized RM150. The guest refuses to pay the amount and casually said that rules are meant to be broken. Since i am new with only 3 5star review, i am yet to set a security deposit on my listing. I have contacted airbnb and they yet to give me any respond. Would like to ask for a second opinion on what should i be doing if the guest refuses to pay the amount? Should i be setting up a security deposit from now on? Will it lower down my bookings if i do so?

@Theodore-Timothy1 you can ask for the money in the resolution centre (make sure you comment that is is "as per house rules".
Do set a damages deposit. It isn't especially helpful but doesn't hurt.
Thanks for the respond. But i am still currently unsure what should i be doing on the whole situation, do i just let it go and contact resolution centre or ask the payment from them since the house rules has stated it?
@Theodore-Timothy1 your choice, but since you've already asked for it you are possibly (however unfairly) going to get a negative review so you may as well try to get the money.
