Tom, the reason your HOA has suddenly decided to ban STR in your development is a common universal one. This issue comes up frequently and what has prompted it, the property insurer has found out that STR is taking place and are threatening to cancel their insurance agreement with the development.
The insurer does this because by short term renting you have altered the terms of insurance the insurer agree to when they issued a policy.
It's like a vehicle driver comprehensively insuring a car for personal use and then start using it as a taxi.......you have altered the policy agreement, not the insurer!
Short term rental insurance is available but HOA's don't take it up because it is considerably more expensive than general landlord insurance, so when they become aware of it, they simply ban STR.
It is unfortunate that many tenants and property owners in developments controlled by a management authority don't get all the required permissions prior to deciding to STR and had you approached the HOA prior to listing your property they would have refused your request.
Unfortunately Tom there is not much you can do about it, HOA are over a barrel, they need to maintain insurance coverage on the community and it is easier for them to fight with you than fight with the property insurer.
