Help with bookings

Hello I am fairly new to the Airbnb hosting and I am getting bookings but only for the weekends. What can I do to make my place stand out. I’ve received great reviews this far but I want more bookings.

Better photos and a floor plan of the house. A more hempatic, "poetic" description. Too many rules and fines. In my opinion.

Also note that in italian (and maybe other languages) description is written "300 metri quadrati" = 300 sq mt = 3200 sq ft apartment. I'm not used with your units of measurement, google helps me, it seems to me that your apartment is not 300 sq mt but 800 sq ft as in english version = 75 sq mt.
