Hosting near Augusta, GA

Hi,
I'm interested in purchasing a home in the Augusta, GA area and would like to offer it to guests year-round. Is anyone open to discussing your experience as an AirBnB host in the area? Do you host year-round, or only partial year? If partial, why so?  Do you keep the same price or is there high season (aside from April Masters)? Do you hire professional management or self-manage?
