Hosting team requested personal information outside of Airbnb

I recently booked an Airbnb through a Hosting Team (a real estate property management group).  The following information was provided in the booking "*$30 booking fee applicable for all bookings. Full terms & conditions will be provided at time of booking". I was surprised when I received an email requesting my personal email address so they could send me the check in instructions. The email they sent requested that I complete their guest booking form and provide them with my credit card details. It also stated the $30 booking fee must be paid prior to receiving the keys. As we were unable to arrive prior to the closure of their offices, we had to pay the booking fee over the phone via credit card.

This is the first time I have been asked to pay additional monies outside of the Airbnb system. This is also the first time I have had personal details and credit card information requested outside of Airbnb.

Is this legit for Hosting Teams within the rules of Airbnb? I'm pretty sure it's not Ok for private hosts to ask for this kind of information but I'm not sure about businesses?

Airbnb lets its property-manager accounts do a lot of stuff that standard hosts can't, but "booking fee" (what does that even mean?) is audacious even by those standards. The charge itself was most likely permissible since it was disclosed in the booking, but they should have provided an alternate payment method that did not require you to transit your credit card number over the phone. Keep a close eye on your bank statement.
