I would have to say with such a saturated market that you are in, you will need to lower your rates.  I did a search for 3 guests for July 2-9th and even with your 20% first guest discount, your rates seem much higher than most listings around you.  For those search results alone, there are well over 1000 listings.  For those nights, I would be paying $94 CAD per night whereas even if I zoom in closer to your listing and bring it down to 66 listings, most are well below your nightly price.  So once again, I would reflect on the pricing of your listing to allow it to get rented out faster.
