I need to find an insurance policy which will cover AirBNB but on a BTL mortgage do people have any recommendations?
The following don't:
LV
Aviva
First Direct
Home Protect said they would but they would put it under a holiday home which isn't actually correct.
Hi @Paul75, I hope you're doing well! I am tagging @Helen3 and @Mike-And-Jane0 here as they are very experienced members of our community who are also based in the UK. Hopefully, they're able to share some insights with you here.
(@Helen3 @Mike-And-Jane0, I hope you don't mind me tagging you here)
You shouldn't really be having a buy to let mortgage for a holiday let @Paul75
if you use one of the insurance comparison let websites it will show you which insurance companies you can use for short term let's .
@Helen3 I agree I did have a tenant under an AST but due to change in circumstances have to convert to AirBNB I found an overpriced policy now. It will do until I sell the house.
As an experienced host yourself I'm sure you appreciate STR insurance is more expensive than standard insurance as the risk factors are much higher so not necessarily overpriced .
dont forget there is a legal requirement for you to have a fire assessment and meet the requirements of the updated fire regulations introduced in autumn 2023 @Paul75
@Helen3 Interestingly the Fire Brigades in Derbyshire are beginning to inspect Airbnb style properties to check their fire risk assessments for accuracy.
