Is anyone using Ai for their listings?

Hey everyone,

I'm actively transforming my listings into fully automated smart homes and wanted to connect with other hosts doing the same.

Here's what I'm currently running or testing:

Smart locks (keyless, remote access, auto-code generation per guest)
Solar-powered security cameras (exterior only)
Robotic cleaners (auto-scheduled between checkouts)
AI tools for guest messaging, pricing, and review automation

A few questions for the group:
1. Is anyone else using AI for guest communication or dynamic pricing? Which tools are actually worth it?
2. Has anyone had issues with guests and smart home devices? (Complaints, confusion, tampering?)
3. For those using robot vacuums/mops — are they replacing your cleaners or just supplementing?
4. Any smart home setups that have noticeably improved your ratings or reduced operational costs?

I'm trying to run these properties as hands-off as possible while maintaining Superhost standards. Would love to hear what's actually working vs. what's overhyped.

I think what would be useful for you is to look at why some of your listings have lower ratings and what you can do to improve the areas guests have complained about  . @Joana489 

 

Airbnb sees ratings of 4.6 or lower as failing listing and can and does suspend listings . 

I wouldn't focus on being as hands off as possible but what systems and processes you can put in place to help you get higher ratings .

 

 

Hi, I totally agree with you, Joanna. Automation is the way to go.

1. Is anyone else using AI for guest communication or dynamic pricing? Which tools are actually worth it? I am using  Pro host Ai *  And it works really well. I programmed it that it immediately answers the guest. And I can tell you they can't tell it's AI. I'm even surprised at how well it works.

I'm convinced this sort of system will become the new standard next this year.

No complaints from Guests. Just questions. For every booking to tell them what is the Wi Fi password, that there is a washing machine and that we provide shower gel... It's truly a debilitating task. Guests don't read the descriptions. They have a question and they want an answer. Which is fair. So let's provide the tools that can do this.


3. For those using robot vacuums/mops — are they replacing your cleaners or just supplementing?

good idea. I haven't tried yet, but that would be useful for longer stay.


4. Any smart home setups that have noticeably improved your ratings or reduced operational costs?

Well, I wouldn't call it a smart home. But it's all done with pin code. Entering courtyard, entering building, entering apartment.

Here I'm surprised that the AI checked that there is no booking on the next day and it allowed the guests to check out later. Which I think is great. But it's true I didn't program that part. So this works for me, but it might not work for other hosts. In that case, they would have to change the settings of the AI and be stricter.

Here we see the AI took a bit longer to answer. I guess I edited this setting afterwards that it answers immediately.
