Legal questions!

Hi everyone,

I’m looking for some guidance regarding hosting on Airbnb in multiple countries. Has anyone had experience with this and could share some insights?

My business is registered in the Czech Republic, and I’m an EU resident currently living in France.

I’m planning to host on Airbnb in both Prague and Paris.

Could someone clarify:

  • What are the legal requirements to host in Paris?
  • Do I need to register as an entrepreneur in France, or is it enough to register my tax number?
  • Do I need to register the apartment itself in France in order to host legally?

I’d really appreciate any advice or information.

Thanks so much in advance, and wishing you all a great day!

Hi @Alina1480  😊

Thank you for asking this question here!

How many listings are you planning to have in both countries?

I'm tagging an experienced host from France who might be able to share some helpful insights: @Joelle43.

Thank you in advance!

I also recommend asking these questions in the 👉 French Community Center!

Warm regards 🌻,

Hello @Alina1480 and @Elisa

Renting in Paris has become particularly tricky lately and so yes there are many things to do to be able to rent legally but first let me ask you if the listing (s) you're planning on hosting actually belong to you?  This is not clear from your post.

If so, I imagine that this is a secondary home rather than your primary home?

If you want to rent in Paris (central Paris or outskirts?) you need to obtain a registration number from your town hall but you also have to convert a commercial dwelling to convert it into a long term housing as a means of "compensation " for renting an STR.  So quite restrictive and costly as you can imagine and as a result there has been a drop in the number of of STR for Paris this year.

I would suggest contacting an accountant specialised in STR to determine your business status as an international host.

Here is a link that will explain the procedures specifically for Paris:

There are more and more controls being made now than ever before and hosts who do not comply are being fined as all our earnings on online platforms are being declared to the tax office.  We have to indicate the Fiscal number (NIF) on the Airbnb listing that appears on our tax form.

Another link on the registration requirements but this may differ for you depending on where you pay your taxes but helpful nevertheless I think:

Good luck and keep us posted!
