How does Airbnb determine the nightly price that shows on a listings home page when that listing has different nightly prices depending on weekday, weekend, holidays, special events, etc?

I am trying to find the answer to this question as well. The listing price on the home page shows a nightly price higher than what our price is. I understand that the guests have to enter in specific dates to get the accurate pricing and break down. However, I would still like to understand where this "price" comes from?
