Hi I switched to hosting and found that some properties were advertised as month long + stays - I would like to be able to advertise my property as month long as well as short term - any tips? It would be nice to have some longer stays over the winter

@Katie1105 just set your maximum stay to a big number and everything should follow BUT
Beware that
1) You will likely create a tenancy and hence not be able to get a guest out if they are trouble
2) Airbnb only collect 1st month rent and the try for next month but presumably fail to collect if card is maxed out
3) The nights will not count against the requirements for a Furnished Holiday Let so you may lose favourable tax treatments
4) Airbnb don't collect a security deposit so you will be at risk.
5) There are more reasons I have forgotten

So, are you saying that if we allow any 28 day stay we can't legally make them leave?
That you need to factor in high utilities during winter into your pricing so don't make your discounts too high.
I include a two week clean to keep an eye on the place and ensure it doesn't get too messy.
@Helen3 what do you do when they stay more than one month? do you go in weekly? what is the extent of your cleaning? do you describe in your listing so they know what to expect? anything on this issue will help me. thank you
