Looking for Advise on Becoming a Cohost in Nashville!

If you're a cohost or host, we’d love any advice.

My wife and I manage our own short-term rental here in Nashville and have consistently outperformed local averages nearly out the gate — even in a saturated market. It’s going amazing! Woop!

We’re now wanting to open up availability to help a few other hosts.

 

Question 1: We're excited to get involved in our local community here, but we also realize that many ideal clients may be out-of-town investors. Those relationships might take longer to build. How might we fast track gaining those relationships? 


For our own listing, I’ve built a routine where I re-optimize every Monday. That weekly system has SIGNIFICANTLY improved our search ranking. Our guest messaging is dialed in (we continue to tweak), and every guest so far has left a 5-star review. Never missed one. 

And we feel what we're doing is unique, and replicateable for others — we can improve rank, optimizing pricing, and deliver 5-star guest experiences. We're really excited about this. I digress ... 

Next question: 

We’re thinking there are two paths we could offer (are others doing it this way?):

 

1. Remote Optimization Support (This could be global, tbh)

✔ Listing setup and / or optimization

✔ Guest messaging & check-ins, automation

✔ Consulting

✔ Smart pricing & weekly revenue strategy

✔ 5-star review strategy (Aiming at 100% 5 star reviews)

In that above model, hosts will really need to have their cleaning, amenities, and interior design dialed in, which is where we could "consult" to help get their listing poppin' photographically (full time marketer yer' talking to w/ emphasis on still and motion picture images). 

 

2. Full-Service Cohosting (This would be Nashville & Surrounding area only)

✔ Everything above

✔ Professional cleanings & turnovers
✔ Pro photos 

✔ Local support as needed

Obviously, I"m simply typing it out here, so the above is lean / bullet points. But just searching for thoughts / criticisms. I'm a fan of hearing feedback, tweaking, and making things better! 

 

That said, I feel we've got a great handle on things for ourselves & we're flying high, loving the hospitality business (we actually have an offer on some cabins in the TN mountains)... 🤞

 

I'm hoping for a response from other co-hosts surrounding all of this. Are others breaking things down like this?

Also,  (goes without saying) would love to hear thoughts from hosts searching for a co-host. I'd be curious what we're missing, so we can consider / tweak accordingly. Ultimately, our clients opinion will matter most.

As a cohost I wouldn't offer remote cohosting services as you can't be available to do spot checks on cleaners, be on hand if there are problem guests or issues with maintenance for example .   

 

there would be too many issues outside of your control such as cleaning that can affect your ratings. 

I wouldn't commit to having 100% five star reviews . 

You've only been hosting for three months and with only 11 reviews it's much easier to get 100% five star reviews .

 

Ive been hosting for ten years . Have had 100% five star reviews across my listings  for three years and am still only at 4.97% .

Hmmmm.... I love your thought about our potentially offering remote cohosting.  I can't help if the host doesn't have cleaning dialed in. For us, as guests, that's the number 1 thing. It better be clean!!  We want to maintain as high rating as possible as a co-host, but my rating would be at the mercy of our clients more than I would want. Hmmm.... More to think about there, for sure. 

I love nerding out on the marketing stuff... but that's a thoughtful response. Thanks for that. 

Not committing to having 100% 5 star reviews for sure. That's an impossible bar to maintain! (although i did see a cabin in WV with 250+ 5 star reviews and nothing less. Kickin' but, that. It was geougeous)!
