NSW STRA 180 day limit

Hi there, has anyone figured out a way to efficiently count their short term bookings so to not exceed the 180 day limit in NSW with the STRA regulations? Airbnb has no suggestions, have been told to manually count, and its a lot of work!!!

@Thais7. Hi Thais. Its all there on your Service NSW property login, which you should be using to renew each year and I would be encouraging you to check it regularly.

 

The data appears to be directly fed from ABNB on nights booked, unbooked etc.

 

If planning ahead then yes, download the bookings into a spreadsheet and use sort functions by date order then total the nights for whatever period you are working on.

 

Alternatively come out to the regions where 365 nights is still in play (for now) 😉

@Thais7 we put all our bookings and stay lengths into an excel spreadsheet. It also totals up all expenses we incur. This means we can see instantly how many nights stayed, how this relates to the requirements of the tax authorities, and also what profit we are making on a monthly/yearly basis.

 

As a result we can do our tax return in minutes come April 6th and know that we are compliant with the tax laws.

 

Finally it serves as a check that Airbnb has actually paid us for every stay!

@Thais7   If you don't want to use a spreadsheet like Excel, pen and paper is just as good.

 

Get a booking - write down the number of nights.

Another booking - write down the number of nights and total 

 

Keeping a running total on paper is easy.
