Need Help with Pricing for Multiple Rentals

Hello, I’m looking for advice on pricing for my privately managed vacation rental business. I don’t own the homes myself, so dividing costs and fees fairly is a big challenge when listing my 30+ properties on Airbnb.

My homes are priced per week, but Airbnb uses per-night pricing, which makes things tricky. On top of that, I need to factor in:
 -Cleaning fees
-Credit card fees
-Pet fees (for some homes)
-My 0.23% cut
-What the homeowners earn after all deductions

If anyone has experience with this type of setup, I’d love some guidance on how to simplify the pricing process. Thanks in advance! 😊

@Julie6625. The answer to your 3% fee question is no; there is no way to avoid this as this is the minimum Airbnb will charge a host if the rest is coming from guest OR you do an all up nightly charge to guest and Airbnb take their cut from host payout. All fees and charges are now incorporated into the nightly rate advertised for most jurisdictions.

 

Yes you have some work to do to figure out your pricing when considering how Airbnb works. Lots of helpful Guides as well as postings on this forum as mentioned by @Helen3

Thank you so much for asking your question here on the Community Center. I wondered if the solution to this would be to set your minimum stay to a week, therefore promoting weekly rentals? I found some topics that have been raised in the past about this, that might help:

This is confusing you say you have 30 properties but your listing shows you are a guest with no listings . @Julie6625

I'm trying to set up my listings and Need help with that. That's why you don't see any listing yet for me.   I have the weekly rate for each of my homes however I want the renter to pay for all additional fees as I said in my original post.  Not sure how to go about that.  I know the 3% comes right out of the weekly rate and that cuts into the owner's take.  How do I avoid that? I  don't want to increase the weekly rate.  Can I add a 3% fee somewhere else so the renter will be paying for that fee?
