New Host Here (pool and hot tub)

Hello! My husband and I are new hosts. We have a hot tub and above ground pool that we are giving full access to guests. Does anyone have any tips on how to price differently than other Airbnb’s in the area with the same housing accommodations but not the pool or hot tub?

Hey @Grace1313 ! 

I’ve been in the industry for a while and worked with lots of properties and the places with extra amenities such as a pool, hot tub or sauna always have an advantage. I would say it depends on how competitive you want to be! If you’re charging similar prices with more to offer you will most likely be the place people will choose. If it’s priced significantly high people will be weighing if it’s worth it or not. If it has really unique aspects to it and feels luxurious I think a lot of people would pay the extra $$ no problem. If it’s a more basic rental I’d probably only charge a bit extra and keep your pricing competitive if you want to get the bookings filled.
