New Listing 20% Promotion

I am offering a 40% discount for monthly stays. I would like to offer the 20% new listing discount, but I don't want it to discount the longer stays by 60%. I do not see any options with the new listing promotion to adjust for length of stay. Is there a way to control this?

Just a heads up…

 

Looks you have two listings for the same property? If that is the case, you will need to delete one of them or Airbnb will flag one of them as a duplicate.

 

I don't recommend monthly stays for new listings, as it delays obtaining 1st 5 bookings quickly to qualify for Guest Favorite status.

 

You are wise NOT to have a 40% monthly discount and a 20% New listing discount, as they will stack on top of each other. BTW, the average monthly discount is 20%. I would keep the new listing discount and remove the monthly discount for now until you get your first 3 bookings. Then add a monthly discount if you like and start with 20%.

 

I would restrict your calendar availability to 3months so guests can't book popular summer dates far out at a 20% discount. You should also turn on Professional Hosting Tools and add a Rule Set so Thanksiving, Christmas & New Years are not available at the 20% Discount. After you get your first 3 bookings you can open up your calendar.
