New Listing in Calgary, Canada - Struggling

I recently launched a new property in Calgary, and although I co-host several other successful listings in the area, this one isn’t gaining traction yet. The photos look great (with a refresh coming soon), but I’d really appreciate any insights or suggestions on what might help boost performance.

 

Anyone knows what I can do to remedy the situation? Looking for guidance urgently—thank you in advance!

The fastest way to gain traction is to reduce the perceived risk of booking a new property.

  • Aggressive Discount: For the next 3 to 5 bookings, set your price at least 20% below your immediate, highest-rated competitor. This is a temporary sacrifice to gain permanent review history. Once you have five excellent reviews, you can incrementally raise the price back to market rate.

  • Weekend Availability: Ensure your calendar is wide open for the next three weekends. Weekends are peak booking times and often offer the highest visibility.

2. Leverage Existing Credibility

Since you co-host successful listings in Calgary, you need to use that credibility immediately.

  • Update the Description: Directly address the lack of reviews in the first paragraph of your description. State something like: "This is our newest property in Calgary, managed by the same team that runs our 5-star Superhost listings nearby. While the listing is new, you can expect the same high-quality service, cleaning, and amenities."

I completely understand your frustration especially as a Superhost with excellent reviews. A temporary drop in bookings can affect Airbnb’s search ranking, which may explain why your listing appears lower.

To improve visibility, you could review pricing, refresh your photos and description, keep your calendar updated, and respond quickly to inquiries. Short promotions or Instant Book can also help boost bookings.
