New Pricing Changes and Rate Adjustment Advice

Hi everyone

 

I noticed some new changes coming to Airbnb and wanted to ask for advice on pricing. I don’t use a PMS system, and I usually charge between 180 to 220 per night for my 1 bedroom, 2 bathroom full condo, depending on demand and season.

 

With these updates, I’m wondering how I should adjust my rates. Has anyone noticed changes in bookings or pricing trends recently?

 

I’d really appreciate any insights or experiences from other hosts.

@Ehzad20 what pricing changes are you talking about? If you are now paying the Airbnb commission rather than the guest paying it then just put the price up by the appropriate amount. The guest, if you do it correctly, will see no difference in price and you will see no difference in revenue.

If you are with the split fee commission fee and DO NOT use a PMS then you are not affected by any price increase (for now at least).  Is this what you are referring to?
