No inquiries or reservations for several weeks

Hi,

After having a very busy summer, I've had no inquiries or reservations since October. I'm using smart pricing and I've had great 5-star reviews. Any thoughts on why I'm not getting any reservations in this end-of-year holiday season, and in the beginning of 2023?

Nobody knows the answer if you search through here there are many other host in the same boat,

Is the airbnb party over? Has the bubble burst? who knows.

All you can do is get yourself listed on other platforms and hope for the best,

Supposedly the demand for STR is up for 2022 (for Airbnb and VRBO), yet many hosts are having a similar experience/reaction as you; the reason is somewhat of a mystery. Airbnb did embarked on a new advertising approach back in May (Summer Release) that definitely is making interested guests aware of the incredible wide range of fantastic places listing with them, which for them (and guests) has a positive side, but appears to definitely have had negatively influence many particular hosts.

Airbnb in Thailand must be booming and the No1 tourist are Russians, especially here in Phuket in my condo project it's like little Moscow,

We had a guest cancel a couple of days ago and within 24 hours it was booked again and I had doubled the rate plus a cleaning fee,
