Occupancy rates in St Kilda

Hello, Wondering if there are any reports on % of the year air bnbs may be rented in St Kilda area for a 2 bed apartment. We are thinking of moving out and air bnb-ing. We want to run some figures to see if it is financially viable for us. Is anyone able to assist to let us know if there are better times of the year,  if its common for 50% of the year to be rented or more or if Covid has just destroyed visitation to the area. Of course, data from past years are unlikely to be replicated in the current market, as it's been deeply impacted by the pandemic. Without any certainty on when travel restrictions will be lifted or whether new outbreaks will provoke emergency lockdowns again, I would consider this a high - risk venture, and only recommend it to those who can either afford to weather several months of vacancy or tolerate the prospect of becoming residential landlords.
