Onsite Airbnb Property Manager for hosts who need a holiday

Hello there. My name's Kylie and I'm interested in establishing a business managing Airbnbs for hosts who live onsite who need a holiday. And want to leave their property with someone trustworthy and reliable who knows the system. I currently have my own Airbnb and have done for over five years. 

 

My question is where would I go to advertise my business?

 

I'd be grateful for any advice.

That actually sounds like a great idea. I often face the same issue myself whenever I plan a holiday, I get anxious about who will handle guest check-ins, respond to urgent issues, or take care of any maintenance needs during a guest’s stay. Since I manage everything myself (with help from an on-call cleaner), it’s tough to step away even for a few days.

 

I noticed there aren’t any listings or guest reviews linked to your account yet. It might be a good idea to start hosting first and build a solid track record with positive reviews. This will help other hosts trust your ability and reliability if you plan to offer co-hosting or temporary hosting services. A proven hosting profile can go a long way in establishing credibility.


If someone you know is hosting, offer to help manage their property short-term. You’ll gain real experience, and they can give you a testimonial or referral.


Join Local Facebook Groups for Airbnb Hosts these are great places to connect with experienced hosts, ask questions, offer your services, and learn from real-world situations in your area.

 

Once you have a bit of experience and reviews, don’t hesitate to message nearby hosts or those in your network to let them know you’re available during holidays or peak seasons when they might want to take a break.

I think a great idea because whole house hosts have a group where they exchange properties.

First you need to do an actual business so you can show Hosts you are licensed and insured.  I think you probably would want to also have like a bi-annual criminal clearance by an identity company.

Advertising Do the Airbnb Local Host groups allow any advertising?  Then you could target like a particular state for a particular

month.

You could create your own website.  Someone is probably already searching haha.  Also then you can run targeted advertising on like Facebook.  I think that if done correctly a few times, word of mouth will travel fast.

Hosts live and die by reviews lol if you create a site make sure reviews are possible.

In your business plan define services in your base package and any additional services like my property has 3 bathrooms, you might do one as your base and additional charge for 2 and 3.

I agree with @Patricia2526 

Join your local host group on Facebook to find hosts who are near you. You can meet them beforehand and build trust. It will also make things easier for you operationally.

Post there about yourself and what you offer, and I’m sure people will reach out. The more local, the better.

Interesting concept. Have you done a business plan yet? 

have you established that there is demand from hosts you've identified as your target market ?

 

if I'm going on holiday I get a local host to look after things for me . I'm not sure why I would pay a stranger and surely that would be a more expensive model? Unless you're only targeting hosts in your area? 


what your thought process around why hosts would use your services rather than a trusted local host that they know ? 

once you establish there is a demand for your services then research and develop a marketing plan to help you identify channels to reach your target market 

 

you also need to set aside a decent marketing budget to set up your own marketing channels and invest in targeted advertising.

 

you can't promote your services on airbnb groups it's against their T&C .

@Kylie215  Great idea!  As others have said there are many Facebook groups.  Just put Airbnb, short term rental, vacation rental in the FB search and there are hundreds of them.  I would do area specific that you  are in.  

 

 

I manage 8 of my listings and they are all a 3-4 hour plane ride away.  When I travel, it's not much different then when I am home 😁
