How can I legaly advertise over 55 only?

Just to clarify are you asking about the guests’ age? Are only those over 55 allowed to stay?

@Stacy533. Is this because you have community by laws you need to comply with OR your personal preference? If its the later, that would be against Airbnb policy as per @Patricia2526 posting. If its to comply, then just make that very clear in your listing initial description, for example, "we welcome all guests aged 55 and over to this retirement village. Guests can enjoy.... Local attractions include...". If there are min and max night stay restrictions you need to mention that too.
