Percent Booking Estimates

Hello! I am hoping to list a luxury treehouse for rent next year and am wondering how you go about estimating the percent it will be booked in the first few months and as you gain more reviews and word of mouth? I know it can vary by region and season, but is there a general rule of thumb for estimating this? Thanks so much for your help!

it depends so much of you location, your pricing, the look of your treehouse, the commodity included, etc.

So hard to say.

i would start with a very good price for the first guest to get some reviews and good stars ⭐️
