Any advice for how to set competitive rate, how to deal with fluctuating demand (peak vs. off-peak seasons) and the common discounts for long stays or last-minute bookings?

The best way to do this is to use a dynamic pricing software like PriceLabs. There are several others as well like Beyond Pricing and Wheelhouse. Most Hosts very happy with dynamic pricing software and the monthly rate for PriceLabs I believe is $20. Well worth it to have your listing automatically priced correctly based on demand.
