Pricing for peak seasons - challenge with AirBnB options
Hi there
I have a holiday rental property that I want to rent out with the following rules:
Off-peak seasons:
- $150 per night for the first two people
- $50 per person per night for additional people (up to 13 people total)
- $150 cleaning/ laundry charge
- minimum 2 night stay
-> AirBnB allows me to do the above quite easily 🙂
Peak season:
- $650 per night regardless of the number of people
- $150 cleaning/ laundry charge
- minimum 4 night stay
-> AirBnB doesn't seem to have the ability to set a flat rate during peak seasons......either that or I'm just not clever enough to work it out!
I would love some advice for any more-seasoned hosts regarding how I can do this! Many thanks in advance.

Just so I understand how you want to set up the difference between off season and peak season, 13 people can stay for a minimum of 2 nights for $700/night during off season and 1-13 people can stay for a minimum of 4 nights for $650 during the peak season. Right?
Anyway, probably the best solution is for you to have two listing, off season and peak season. Sync the calendars or simply block the calendars to coincide with the seasonal dates. Make sure the pictures reflect the difference between off and peak season, especially with external photos. Hope this helps.
