Pricing

Hello!  I am new to air bnb.  I set my pricing and the weekly discount at 10%, monthly 20%.

 

I had someone booked for 22 nights.  it gave them a 10% discount and then a separate 20% discount and I cannot figure out where the other discount is coming from...??  Anyone?

@Bonnie331 It is most likely as @Mike-And-Jane0 says the 20% discount set as default from Airbnb's side for the first 3 bookings. You can turn it of in the setting area. You probably got instant book turned on as well - I personally wouldn't choose that before I got more experience as a  host. Also make sure to set a min. and max number of days you would like a guest to stay otherwise they can book for 3 month. I have closed down my calender as default (ticked the box under settings) and then manually opened my calender 3-4 month out - pricing weekends /high low dates/periods induvidually.

Yes that was it.  Now i have someone who wants to book for 6 months?  Im a littke overwhelmed on pricing.

@Bonnie331 you don't need to keep discounting, and a 6 month booking should be ringing alarm bells. I suggest you look hard at the prices of cheap hotels and stay just a bit higher. Most of us have horror stories of the type of guests attracted by low prices.. And, you can limit the length of stays. Good luck with everything.

@Bonnie331 I think its under Listing then Pricing then scroll down to find it.

Also be aware that once you go over a month in some states your guest gets tenants rights. I trust you know that you won't actually get a damage deposit from Airbnb so its not really a suitable site for long term stays.

Hi there.

 

I can't find the outcome to this conversation but I am having the same problems. I've just confirmed a booking for 7 nights which should pay me £595 but the booking says I'll only get £487.

 

I don't know if I've done something stupid in my settings but any advice on how to overcome this would be welcomed.

I am a old host and a very old business women and I am so sick and tired Airbnb telling me how much to charge for my services. My service is priced according to my expenses like any other business. The price

and discount is set at the beginning of my contract, but Airbnb is constantly pushing hosts for more

discounts and if you are not careful and push the wrong tap on there webside you receive less money.

I taken rooms away, I taken my vacation rental in Italy away and I DON,T HAVE the problem with the

other rental company. If Airbnb like to survive, Airbnb better smell the roses.

Hi Im trying to set my pricing for week days and weekends and the whole calendar is showing wrong prices. Im afraid people will book at these prices. Why is this happening ?  what will I do?

I started doing this in late July and I have adjusted the nightly price multiple times to be competitive with other airbnb's in the area.  For some reason, people are looking at my listing, but they aren't booking with me.  Can someone please advise what I can do in order to get more guests to book with me?

You have a really cute house and your price is very fair, if not on the low side, in my opinion.

 

I would much rather stay there than in a hotel.

 

I would guess that the location is a problem at the moment, after Hurricane Ida. There's nothing you can do about that except possibly offer a very liberal cancellation policy so that in case of another hurricane people won't lose their money.

Hello, I'm new. And if a want to make an account, the price is by night. Our holiday home is always minimum for 2 nights (weekend) mid week or week. How can I change this in my account?

@Cindy1085 you will need to switch on pro tools in your account. Then add a ruleset in your listing that defines  what check in and out dates you will allow which together with a min stay of 2 nights should get you what you want

Hi

We have just joined Airbnb and have set the pricign at £150/night min and £170/night max - howver the website is showing it at £181? Has anyone any idea how to resolve this?
