I hope you are having a great time hosting interesting people and shariang exciting experiences!
My question is about legality of hosting a property on Airbnb in India and the permits/registration required to do so. From Airbnb’s website, I understand that hosts are responsible for communicating this with the local government. I have contacted the Ministry of Tourism office, here in Bangalore, who suggested registration of a property listing for home-stay or bed and breakfasts is not mandatory and establishments can be run without any restriction.
However, after going through the section under Responsible Hosting - Registration of Guests ( https://www.airbnb.co.in/help/responsible-hosting ), I believe the regulations in India require maintaining a register for guest check-in and check-out records. Furthermore, there are certain forms like Form C and Form F , which property and listing details need to be mentioned. This contradicts the statement by the representative from the Ministry of Tourism and the ambiguity still prevails.
I would greatly appreciate if you could share your experiences and advise on how you have gone about the legality of your listing registration, permits and guest records.

Rules are:
1) Maintain a register of all guests staying at your place, something like the one they do in a hotel.
2) For foreign nationals, fill up formC - online, very easy.
Now my society people tell me they need to see police verification of guests. They need agreement with tenent registered copy all just like the standard requirements of 11 month agreement. This is funny when it comes to Airbnb hosting. We do follow the 2 rules that as mentioned above. However when you say resident associations can't prevent us from hosting. Is there any supreme Court law or verdit or any GR issued by govt on these lines. Any details on this will greatly help pls do share.

So there is no requirement to register your house as “home stay” or a“Sevice Villa” to host your house in Airbnb other than filing Form C for foreigners and keeping a hotel like register? This is my understanding too, but the difficulty is how/who can confirm this is all required?

These are the procedures that i had to go through to legally host on AIRBNB.
1. You need to apply to the local panchayat for a NOC.
2. You need to get a NOC from the fire department .
3. Then you need to apply to the Department of Tourism, Paryatan Bhavan, Patto , Panjim
4 Then you can register on AIRBNB.
You could also look up for the local AIRBNB representative .
