Hello I just started renting my apartment in Italy on Airbnb and I am trying to understand if I need to have a lease agreement with the guests, what documentation is needed to start an activity and then how to report to police and what's the max period on reporting to police? I've read that is 24 hours from the check in. But what happens if I register them later ?
Thank you very much

@Elina1044 Could you take a moment and rephrase your question, because how it is now would cause anyone trying to help you to take the wildest of guesses. 😉
Hello Fred. Yes so I own my apartment and I only put it on Airbnb few days ago. Someone booked it already and I am trying to understand what i have to do. The guests are Italian and the apartment is in italy.
I took photos and I know that i have to report them to police. But to report they say that I have to register the apartment.
They need documents that I started renting my property
Where do I get the documents from?
If i will report to the police later what happens?
It's Sunday today and I don't know where to go....
Then last do i need to ask the guests to sign a rental contract each time they check in? I never done it in italy but I'm foreigner so I Don't know if that was the reason..!
Hello Elina,
You have posted on the anglo community centre but by clicking on the globe at the top of the screen (to the left of "start a conversation") you can choose the Italian community and I'm sure if you repost there you'll get the exact answer to your question 😊
All the best
Joëlle
Perfect thank you

So, are you renting your own apartment? You own it?
Are most of you guest Foreigners? if so you will have to take copies of passports, whether you have a lease is upto you,
Here in Thailand we have to take copies of passports and under the Immigration Laws we have to register that guest within 7 days it used to be 24 hours it was virtually impossible so they extended it after many hotels started kicking off, We dont go to the police.
Here in Thailand we like to create paperwork and look official, the guest has already landed at the airport and gone through Immigration and have to show where they are staying, then we have to do it again, It's not needed unless the foreigner want to extend his visa to stay in Thailand, We like to keep track of them nasty foreigners hahaha,
Usually if we are late or forget to register that Nasty foreigner we get fined maybe $200
Thanks for your reply. I own it and we are in italy so I don't understand how to report to police.
I guess is the same laws here but it's confusing
