Are all absolutely correct. I change the digital lock code for Every guest. I use the booking guests last 4 digits of their phone number on their reservation confirmation. This virtually removes any potential of a past guest returning and intruding on current guests. I also make it clear to guests that the digital pass code is only valid during the reservation period.
With regards to insurance, you need to obtain private commercial rental insurance. Be aware, it may be difficult to get. Home Insurance generally does not cover rental agreements. Our broker of 30 years, never had an issue with them, worked hours and hours to get us coverage.
