Pros
The VRBO search page is clean and tidy and seems to be well designed
I am protected if Airbnb randomly suspend me
My property may actually get booked as it seems very slow on Airbnb at present (may be the whole market
Cons
I will need to maintain pricing in two places
I will have two calendars times 3 listings to view
I may drop down search engine as I will have fewer Airbnb bookings
Even with linked calendars I may end up with duplicate bookings
@Mike-And-Jane0 I have listed multiple properties on both websites (and others) for more than 15 years. With algorithms driving page location, I could predict when I appeared closer to the top of the listings and would get rentals. It always came in waves, had nothing to do with seasons, and seemed to be most often tied to when I would tweak a listing. The wave pattern was not listing dependent either -- it was equally seen on both AirBnB and Verbo.
Try one property on both platforms if you are not sure of the decision. If you know the history of the property on the one platform, you should see it outperform on two. I have NEVER had duplicate bookings as I use Request on one site and IB on the other. I do not find it difficult to work pricing for multiple sites, but then I have fairly static pricing rules.
I do find it MUCH EASIER to have all of my data on my own spreadsheets and calendars. It requires my attention to alerts and daily updates, but I find that to be a good habit to have as I am able to schedule housekeeping and maintenance as well.
@Mike-And-Jane0 After my random suspension a few months ago on the back of false camera accusation I decided to list on VRBO.
I’m already on BDC but don’t get a huge amount of bookings from
there (payout is slow, ie the following month and I’m not keen on not being able to chat to guests prior to booking). It’s fits and starts.
When I was registering with VRBO a helpful chap called me and took care of transferring everything from Airbnb and setting up my listing. Initially I had a few enquiries then a booking but for the last few months not a thing.
Our summer calendar was booked early (many coming in last year) but we’ve had a few cancellations for June already and I’m concerned that a few very chunky summer bookings may yet go by the wayside.
This month isn’t great and few enquiries over the last couple of weeks. Looks like the domestic market is heading to the sun but the overseas visitors aren’t taking up the slack. The only enquiry I’ve had this week was an American couple looking for once night, loved the house but it was too big for them and could they get a discount? Erm....no!
